What a public adjuster does for a Pennsylvania property owner
A public adjuster is a state licensed insurance professional who represents you, the policyholder, instead of the insurance company. The adjuster your carrier sends works for the carrier. They inspect the damage once, write a scope of loss in carrier pricing software, apply depreciation, and issue a number. Anything they miss, undervalue, or exclude comes out of your pocket. Our job is to inspect the property independently, document the loss in detail, read your policy line by line, and negotiate the settlement to what it actually costs to repair or rebuild in your county.

Why the first offer is usually low
Underpayments are rarely dramatic. They come from small omissions that add up: missing code required upgrades, no allowance for matching undamaged materials, drywall and insulation replaced only where the moisture meter was pointed, contents valued at garage sale prices, debris removal left out, and loss of use or business interruption never opened. A documented, line item estimate is the only reliable way to show a carrier what was left out, and it is the difference between an offer and a settlement.

The first 48 hours shape the entire claim. Photograph everything, stop further damage, keep every receipt, and do not throw out damaged property until it has been documented. Recorded statements and casual descriptions of what happened can narrow coverage before you understand what the policy provides. If damage has already been reported, that is fine. Most claims can be supplemented or reopened, even after a check has been issued, so a low offer is not the end of the conversation.
